Facility management is a multidisciplinary concept of treating buildings and technical systems throughout their life cycle: from planning, through design and construction, then exploitation, to the end of functional life. Each of these phases integrates expertise from several different engineering fields such as architecture, construction, electrical engineering, ICT technology, mechanical engineering, etc., but also social sciences such as economics and finance, law, sociology, etc. Facility management was created in response to the accelerated development of businesses and large companies, first in America in the middle, and then in Western Europe at the end of the last century, when it became necessary to integrate all the needs of their employees into one professional service. The companies actually wanted to provide optimal working conditions and environment for their employees in order to increase productivity and work efficiency, while reducing operating costs, maintenance costs, and energy costs.
All this paved the way for the development of facility management in the coming years, when it became a scientific and professional category determined primarily by the experience and knowledge of experts from several different fields.
And then, in this century, it was Montenegro’s turn. With the arrival of foreign and domestic companies, the awareness of the need to apply facility management, not only to business and companies but also to other spheres of life, began to mature, just as it is done today in the developed world.
Knowing very well the postulates of application and functioning of facility management, both in the business and residential sectors (buildings), as well as in technology, ANNI ENGINEERING has begun its long journey of building the foundations of professional facility management in Montenegro.
