Energy Efficiency Certificates in Montenegro

Since ANNI Engineering deals with energy efficiency, we would like to explain in more detail the importance of energy efficiency certificates and answer some frequently asked questions.

1. What does energy efficiency certificate mean for buildings?

Energy performance certificate (energy efficiency) is a document that indicates the energy class of a particular building, where grade A is the best grade that indicates an energy efficient building. The certificate is issued by an authorized person to perform this type of work.

Certification of buildings in Montenegro, which will be performed in accordance with the Law on Efficient Use of Energy and the Rulebook on Minimum Requirements for Energy Efficiency of Buildings, will be performed using the national software MEEC (Montenegrin Energy Efficiency Certification) and will be mandatory for all facilities, basis of construction, sale or rental, that will appear on the market.

Building certification requires, among other documents, making documents called Energy Performance Certificates (EPCs) for buildings, which must be calculated using this software.

2. Which facilities are required to have this certificate?

The facilities in Montenegro that are planned for certification are all facilities in the residential sector, ie. buildings (residential buildings, private houses and villas), business and industrial sector (business premises, retail outlets, production facilities, services and other activities, etc.), tourism sector (hotels, motels, resorts, restaurants, cafes, private apartments), sports facilities, and all other facilities in Montenegro that will be placed on the market on the basis of sale or rent. It has been over 10 years since these certificates became mandatory in Germany.

3. Why does Montenegro have to start certification?

By submitting the application for full membership in the European Union on December 15, 2008, Montenegro undertook the obligation to fulfill the conditions defined in Chapter 15, ie. Energy chapter. Montenegro opened the Energy chapter at the end of 2015, and one of the obligations in this chapter is the harmonization with the acquis on energy efficiency. The application of these regulations brings many benefits to Montenegro: energy savings, better prices, and the accession to the European Union gives Montenegro greater security of energy supply, improved environmental protection, increased use of renewable energy and other benefits obtained by harmonizing standards with European Union.

4. What other benefits does this certificate have?

This certificate can significantly protect you as a consumer. Therefore, when buying / selling an apartment / building, it is necessary for the seller to show you a certificate of energy performance issued by an authorized person. Based on that, you can decide which facility is more suitable for you, because the certificate will indicate in which facility There will be higher energy consumption.
